Heartwood Collection, the leading UK hospitality group backed by Alchemy Partners, has acquired two new freehold sites as part of its burgeoning ‘pub with rooms’ proposition within Heartwood Inns. The two new inns will both include overnight accommodation and will increase the Group’s ‘pub with rooms’ proposition by a combined 69 bedrooms.
Heartwood Collection is on track to grow to over 60 inns and brasseries by June 2027 with an estate of over 500 bedrooms.
The two new inns are:
- The Rope & Anchor (formerly the Brookfield Hotel), Emsworth, Hampshire (43 bedrooms)
- The Coat & Bear, Newbury, Berkshire (26 bedrooms)
Rope & Anchor, Emsworth
The existing hotel site will be undergoing a significant refurbishment to create a pub with a dining room and 43 boutique bedrooms. In line with the transformation of the hotel into an inn, the hotel will be renamed The ‘Rope & Anchor’. The choice of name honours Emsworth’s history and coastal location.
The traditional pub space will feature a central island bar and snugs and an airy dining space to the rear will mean the pub will have over 200 seats. The extension’s bifold doors will lead to an enclosed terrace and landscaped garden with a further 60 seats.
Coat & Bear, Newbury
The newly-named The Coat & Bear is a new-build property with a listed Regency-era frontage on Bartholomew Street.
The inn will feature a traditional pub space with fireplace and cosy snugs together with a spacious dining room which will include over 160 seats.
The inn will have 26 bespoke designed bedrooms in Heartwood’s signature warm and welcoming style. The sympathetic renovation will reflect the building’s heritage and the history of Newbury.
Both inns will serve a menu that reflects the seasons in line with Heartwood Inns’ three star rating from the Sustainable Restaurant Association alongside a carefully selected wine list, cask ales, beers and cocktails.
The acquisition of the latest locations follows Heartwood Inns’ recent announcement that it had acquired the following sites:
- The Plough & Harrow in Long Ditton which is due to open in December 2023;
- The Quill & Scholar, Lichfield (formerly known as The Crown) which is due to open late January 2024;
- The White Horse, Dorking which will feature 56 bedrooms and is due to open in late February 2024; and
- The White Hart in Lewes which will feature 26 bedrooms and is due to open in late Summer 2024.
Richard Ferrier, Managing Director, Heartwood Collection, said:
“The acquisition of these two fantastic sites serves to underline our ambition as a Group and the momentum we are building. Emsworth and Newbury are both markets we know really well and have been monitoring for some time in the hope of securing the right locations for Heartwood Inns.”
“Across both acquisitions, we are adding a further 69 bedrooms to Heartwood Inns. When added to the pubs with rooms we have already acquired, this takes us to over 150 bedrooms in the Group.
“We are continuing to look for further freehold pubs and pubs with rooms to add to Heartwood Inns with our ambition being to reach 500 bedrooms by June 2027. It’s an incredibly exciting time for us with 2024 set to be a transformational one for the Group.” For more information on Heartwood Inns please visit www.heartwoodinns.com
